DUSHERA OFFER IN MODULAR KITCHENS

SOURCED ARTICLE FROM ET WEALTH

The cost of renovation: The cost will depend on the extent of repairs required, the age of the property and the kind of materials you use. The level of customisation that you seek will also have a bearing on the cost. For instance, a modular kitchen which can be fitted with units of standard sizes will cost less than the one that requires odd-sized ones.

Another important aspect that needs to be taken into account is time management. A full-fledged renovation project can last 2-6 months. If you are planning to shift to an alternate location till the house is refurbished, you will also need to factor in the additional rental costs for the time period, the brokerage and the deposit money.

Choosing the right person for the job: Other than the quality of work, your choice of contractor will also determine the financial and emotional stress, so it is important that you research before you finalise who will redo the house. It is important to take in writing the break-up of various costs, the kind of work he will do and the time frame in the budget that he has quoted.

This will help you determine if you need to give the entire project to him or choose several contractors for various jobs in the house. You should also check his past references and the work he has done. This will give you an idea about the quality of his work. Many contractors do several jobs at the same time and leave the task of renovation to foremen. So, you should fix the time limit for completing the job and the penal action in case of delay.

The cost of renovation: Here's a look at six things you can do to modify your existing house and how much it will cost you.

1) Create new space

Options: Cover open spaces like balconies and add partitions in bigger rooms.

Cost: Rs 400-750 per sq ft, depending on the finish.

Best option: Do this to convert a 2-bedroom apartment to a 3-bedroom one.

4) Expand storage space

Options: Built-in storage (woodwork): About Rs 50 per sq ft.

Dual-use furniture: This will depend on your budget.

Minimum storage space: This is usually 6% of the carpet area of the house but can go up to 10%, depending on your needs.

Cost: Nil to about Rs 50 per sq ft.

5) Build a more efficient kitchen: The amount of storage space will depend on the size of the kitchen.

Size: Less than 150 sq ft 1,400 sq inch of frontage*.

Size: 151-350 sq ft 1,700 sq inch of frontage.

Size: Over 350 sq ft 2,000 sq inch of frontage.

Cost (for a 150 sq ft kitchen): Rs 50,000- Rs 2 lakh

* Shelf and drawer frontage is computed by multiplying the cabinet size by the number and depth of the shelves or drawers in the cabinet.

procedure to repair the flat in Mumbai

We are in the business of Interior Designing having professional knowledge with wide experience .Attended special course in water proofing from PIDILITE MUMBAI /WOOD RESEARCH INSTITUTE, BANGALORE for wood works & GUJARAT AMBUJA for Structural repairs during our tenure.

We in Mumbai have an edge over the other cities that's only a UTOPIAN WORLD.
The flat owners believe since the flat belongs to him/her they have all the liberty to do any kind of repair even including the Columns & Beams changes on  which the building structure stands.
This is biggest problem as one or the other is always belonging to some Party. or he claims to be Prominent member of some group & Municipality will not do anything .By this we only allow the SECRETARY to risk his JOB & become responsible for all other MISDEEDS .
The basic step in SOCIETY is the Member who wishes to carry out the repair must submit the PROPOSED PLAN by a Civil Engineer & get it narrated in simple English as other committee members may not be well versed with CIVIL engineering language used in the DRAWING. By giving simple narration to each proposed changed drawings on separate plain paper he brings Transparency in the work.He must sign on the Drawings & also state that the proposed change will not ENDANGER/HAMPER /WEAKEN the STRUCTURE in the long run.
The BASIC IMPORTANT POINTS FOR REPAIR IN SOCIETY/BUILDING

1.The First foremost NO COLUMNS & BEAMS MUST BE CHANGED OR DAMAGED BY WAY OF PLUMBING /ELECTRICAL PIPE GOING THROUGH .
2.NO MEMBER OF COLUMN /BEAMS MUST BE COVERED WITH TILES/OR PLYWOOD WITH LAMINATES AS THEY WILL NOT GIVE TRUE PICTURE OF ANY STRUCTURAL DAMAGE INSIDE.
3.TOILET/BATH ROOMS /KITCHEN PLUMBING MUST NOT BE SHIFTED FROM ONE ROOM TO OTHER OR RECREATED IN OTHER ROOM.
4.This shifting of plumbing points creates great leakages damages, seepage's to walls adjacent to it with flooring also getting the brunt of it in long run.
5. This causes great displeasure among the fellow members who are neighbors & bring long term bitterness in the society members.
6. This again causes enough problems for the Managing Committee to see who is to be blamed or who is to be taken care. By law they should not allow at first only.
7. Now a days flower bed is given by the BUILDER himself which member tries to cover up with the existing rooms one must use LIGHT WEIGHT SIPOREX BRICKS which does not bring DEAD LOAD TO existing structure in the long run.
8. Society must restrict passing of PLUMBING Pipe through walls if the walls also belong to Adjacent flat owner.
9. Society must earmark a place for DEBRIS the repair will bring & make it clear to get it removed within 7/10 days from day 1.
10.No common passages to floor/corridor/terrace can be closed for personal usage of the member as it will bring DISASTER OF FIRE.TO COMPLETE HALT IN emergency.
11.All common passages must be free of Debris/Broken Plywood etc as it will cause injury to ladies/children who remain play in the building .
12.Terrace must be closed all the times keys must be kept with Committee maintaining Register to check who takes the keys & for what purpose.

Interior designer vs contractor

Today interior designing involves lot of head ache .To start with latest trends in color scheme material technology western influence in interior works is creating more confusion.

At the same time growing problems of labour oriented works & contractors due to changing consumer psychology & behaviour
One must not get carried away by low cost fees & illiterate contractors & labors as they always fail in correct estimate at the start. They are very smart to give a very low quote initially & later on they fleece the consumer when the work progresses .Here people get attracted to these people as they feel they are saving a great deal of money , but they dont understand how these can compete in this very fast changing competitive world with PROFESSIONAL INTERIOR DESIGNERS & CONTRACTORS who have spent min 4/5 years of learning thru learned ARCHITECT/INTERIOR DESIGNERS with min of 15/20 years of teaching experience.
WE need to understand they only know the some rough basic  cost but they fail to know many other technicalities & also intricacies  of work.It is better to pay professional & inform them the BUDGET they intend to spend ,their design features etc discuss .sketch, plan for min.10/15 days in advance .keep whats actually possible, whats not .That way one will not get distracted by market trends. Even if one wants one must keep some 25%as per choice for any price changes ,govt lievies taxes, changes if inevitable.
One must get proper professional person to do prelimnary check see what his experience in handling his team .
One must always ask for min 2/3 years before work done reference as they will reflect the correct status of his professionally as well as personally.
After evaluating all this parameters one must decide with person who can do fast better time/cost  bound project .
We are in this field of professional MODULAR KITCHENS IN MUMBAI BANGALORE KERALA WHO HAVE EXPERIENCE OF MORE THAN 15YEARS
